Amdec Property Development has extended its Westlake Lifestyle Centre with a new 1 400m² wing at a capital cost of R3.7m.
The development of several sought-after residential estates and business parks in the affluent suburbs of Steenberg and Westlake in recent years has contributed to the rapid growth of the area, and increased the demand for niche shopping facilities.
In response, Amdec Property Development has extended its Steenberg retail and office development, Westlake Lifestyle Centre, with a new 1 400m² wing, which has attracted a number of new tenants.
The extension, constructed last year at a capital cost of R3.7m, serves what has become a high-traffic business and residential node, according to Amdec chief executive, James Wilson.
The nearby 4 400m² state-of-the-art Steenberg Virgin Active gym, also developed by Amdec and opened last year, has attracted people from surrounding suburbs, further boosting activity in the area and raising the profile of nearby developments.
“It has been forecast that the gym will draw about 1 800 members a day by April 2010, and the total membership will grow to a maximum of 9 000 members within three years,” says Wilson.
Westlake Lifestyle Centre, which is among the developments in Amdec’s current R4.5-billion property portfolio, serves the workforce in three office parks nearby: Westlake Square, Westlake Business Park and Steenberg Office Park. Wilson says these business parks have an estimated total staff complement of nearly 4 000, bringing more foot traffic into the suburb.
Recently constructed residential developments that have increased the local population include the prestigious Stonehurst Estate which has 182 homes, and Stone Village and Stonehurst Close, which have a total of 112 properties.
There are also about 225 homes in the nearby Steenberg Golf Estate, and around 145 houses in Silvertree Estate, an upmarket, gated development. In addition, Reddam House private school draws many more people to the area.
As its name implies, the 5 000m² double storey Westlake Lifestyle Centre, which was originally built at a cost of R75-million, has been positioned as a lifestyle destination, focusing on health, fitness, beauty and entertainment, a mix that suits the sophisticated local clientele.
“We handpick the tenants to try and maintain a balance of retail, office and leisure components, all fitting in with the healthy lifestyle aspect,” says Wilson.
Tenants in the new wing include N’rgy Skincare and Spa; Just B Fit gym wear boutique; Westlake Yoga Studio; Rouge Clothing Boutique; and La Pet Vet Shop. Salon Chiante and Westlake Physio have relocated from the original building to join these businesses on the upper level of the new block.
Other new arrivals at the centre include anchor tenant Ocean Basket, which has taken up a prime position on the ground floor of the original block, adding to the al fresco dining experience provided on the terrace, with views of the surrounding mountains.
The terrace, which offers seating for about 200 people, also serves Sorrento, a popular trattoria which has reopened after refurbishments. Adjacent to the terrace is an outdoor play area for children, which complements the centre’s family focus. The well-equipped 240m² adventure playground is fenced off for safety.
Another new tenant that has taken premises in the original block in recent months is well-known couturier Hendrik Vermeulen, who moved his studio from the Cape Town CBD after visiting the centre and being impressed by the location.
Longstanding tenants that remain include Cycle Lab, whose training facilities attract hordes of cyclists every weekend, exercise studio Curves, North Indian food specialist Bhandaris restaurant, Green Beans deli, and hairdressing salon Reto Style Lounge, among others.
The centre at the southern end of the Constantia Valley is easily accessible from the M3 highway and major arterial roads, and has ample outside and basement level parking, and 24-hour manned security.
Space currently available for rental ranges from 100m² to 750m², including prime highly visible retail space on the ground floor of the new wing with flexible space and usage options.
