Asrin Property Developers recently started construction at its Gemstone Estate within Cravenby Estate, and sales at the development are already going extremely well, according to marketing executive Rehana Moosa.

She says: “Ever since our civils works team first moved on site and put up the sales cabin, our sales people have noticed strong interest in the development, particularly from people already living in the area who are keen to buy their own homes. The uptake has been very quick.”

Already 50% of the units in phase one of the development, The Topaz, have been sold. Asrin is now moving quickly to meet growing demand by releasing phase two, Sapphire Mews.

Once completed, The Topaz will consist of 42 units in three-storey walk-up blocks with prices ranging from R689 000 to R779 000.

Sapphire Mews will consist of 97 units in three-storey walk-up blocks, with two-bedroom apartments priced from R699 900 to R785 700; and three-bedroom apartments priced from R869 900 to R899 900.

Asrin expects both phases to be completed during 2019.

The Topaz and Sapphire Mews will both feature superior finishes including engineered stone countertops; ceramic tiles and laminated flooring; ovens, hobs and extractor hoods; and anodised aluminium windows and door frames. All units will have Wi-Fi and DStv connections.

In addition, the design incorporates a number of green features, such as solar panel water heaters, which are designed to cut utility bills by reducing water and electricity consumption while minimising the estate’s overall environmental footprint. Each phase in Gemstone Estate will have its own access-controlled entrance with a guardhouse.

Gemstone Estate is in Cravenby Estate, which is conveniently located just off the N2 directly opposite Avonwood Square shopping centre, Sanlam Centre, N1 City and close to Cape Town International Airport and public transport connections.

With its proximity to the University of Western Cape and Stellenbosch University’s dental and medical faculties at Tygerberg, Gemstone Estate is an ideal location for professionals who want safe, superior accommodation. What’s more, Asrin is already fielding rental enquiries, so it seems investors will have no problem finding tenants for their units.

Moosa adds: “Currently, there are no other properties like these for sale in the area. With these quality finishes and competitive prices, we are confident that both phases will continue to attract buyers and sell out even before construction is complete.

“Gemstone Estate offers an excellent investment opportunity for young professionals who want their own home, young families starting out, retired folk looking to downscale and buy-to-let investors.
