Seeff Overstrand is marketing a custom-built eco-friendly thatched Pringle Bay home at R2.15 million.

The five year old house uses a timberframe structure with straw bale panels. The timber was sourced from sustainable wood supplies, and hand chopping the rock created employment for a number of local labourers. The ironmongery and light fittings were designed by the owner and manufactured by a local blacksmith, and the red brick was sourced from a building site in Franschhoek.

Seeff Properties Overstrand licensee, John du Toit, says Pringle Bay has become a popular getaway resort for well-known artists, actors and business professionals. The village has registered conservancy village status and no developments of any kind are permitted, to protect the numerous species of fynbos and the natural beauty of the surrounding area.

“The property market here has slowed down this year, much like all coastal property markets. However, the average price per unit sale actually increased by 12 per cent compared to 2008. Entry level buyers can acquire a property at R800 000 and mid-level homes cost about R1.4 to R2.5 million. Prices for upper end properties start at R3 million, and top end homes range from R6.5 million,” says du Toit.

“Investors in the area are now developing vacant plots, and older houses are being upgraded and renovated. The most popular style is the Cape Cod beach style.
