Rawson Properties Paarl franchise, owned and run by Lizette Joubert, is marketing phase one of a new lifestyle retirement village, Oude Chardonnay, on the banks of the Berg River in Paarl.
“The units are sold on a freehold basis with full recovery plus profits when resold and there is no lower age limit on buyers. Residents have to be 55 years or older but the owners can be of any age. This makes Oude Chardonnay ideal for younger people who want to secure home for their parents in their old age but who would like to see returns on their investment. It also makes the project suitable for straight buy-to-let investors.
“The 5ha Southern Paarl site will have 2 ha of gardens and residents will have 360 degrees views of the Simonsberg, Paarlberg, Franchhoek and Drakenstein mountains.
“Oude Chardonnay is only two minutes drive from the town centre, and about 700 m from the Paarl Mall. The estate will be secured with electrified fencing, access will be controlled and guards will be on duty round the clock.

“The developers want to establish about 350 residential opportunities within the next two years, so it will be a phased project. Joubert says buyers can choose from about five layouts, from a basic 93m² two bedroom unit to a fitted out 158m² house with three bedrooms, two bathrooms, a terrace, a garage and a parking space. Buyers will also be able to work on personalised layouts in conjunction with the architect.
To encourage initial buyers the developers are offering discounted prices of R995 000 on the first five two bedroom houses sold and R1.059 million on the second batch of five although the normal selling prices after that will start at R1.195m.
In the follow up phase, the developers will build a 3 000m² medical facility with 70 assisted living units, each with a single bedroom, a bathroom and a kitchenette. These will be priced from R495 000. This centre will have a communal dining room, a living room, a clubhouse/entertainment room, a library and a hairdresser and those living here will have nurses close at hand 24 hours a day.
Nursing and medical assistance intercom systems will also be available in each house, linked to the medical facility.
