“The Simon’s Town area is steeped in history dating back to the early Dutch and British settlers. The hotel is more than 100 years old, and was built when the community of Glencairn first appeared on the map after its church and public buildings were officially opened. The hotel itself started out as a grand private house but was soon transformed into a hotel that catered for holidaymakers who arrived by rail,” says Greeff Developments’ Heather Cape.
In its heyday, the Glencairn Hotel, was simply called The Glen and later became known as the Just Nuisance Inn. It included a dance hall and became the local gathering point for passing sailors and past and present residents who still enjoy its pub lunches and dinners.
In addition to the paying guests, the hotel is said to have some permanent guests of its own. Regulars tell stories about furniture moving about and locked doors opening and closing, and a little boy on the staircase who disappears if you accidentally bump into him. And, if you stay late enough you could see the elusive lady in white.
Cape says the boutique hotel was renovated and in 2004 on its centenary date it reopened as the Southern Right Hotel, named for the whales that frequent the shore in October each year.
She says the owner saw the potential to develop the site and get subdivision in place. However, he isn’t a developer so he needs to find someone to complete the project.
“There are four distinct development opportunities: Portion A is the hotel which is on a 3 250 m² property and is zoned business. This includes 996m² of parking.
“Portion B measures 1 339 m², is zoned general residential and can accommodate 10 apartments. Portion C is ideal for mixed use and is zoned business. Six apartments and 400m² of retail space could be created on the 1 074m². Portion D consists of five separate single residential sites of between 558 and 654m², with sea views.
She says the hotel is for sale at for R12 million and the listed price for the remaining three portions is a further R12 million.
“The seller would consider selling the land and hotel separately. All approvals for further development are in place which is a major advantage as it is unusual to find land with subdivision rights already in place. Developers generally have to hold onto the land while the subdivision/zoning application is processed, incurring huge costs,” she says.
The hotel consists of eight en suite double rooms, the Flukes Restaurant, the Blowhole Bar, a children’s play area and a function terrace. A few small commercial entities trade in the section next to the hotel (portion C). Portions B and D are undeveloped.
Cape says this property should be of particular interest to developers given the many advantages associated with its location. “The positioning is perfect. It faces north and is protected from the South Easter, has uninterrupted sea views and easy access.”
