Investors returning to scenic Dullstroom

vestment buyers are returning to the picturesque Mpumalanga town of Dullstroom, renowned for its crisp, fresh air due to its high altitude, and popular for its flyfishing and among those seeking a tranquil retreat from hectic city life.

Anton Greeff, area manager for Pam Golding Properties, says there is renewed interest from leisure home buyers and those who would like to enjoy a better lifestyle. As a result, sales in the town of Dullstroom and surrounding countryside are on the increase.

Greeff says two notable properties with the potential for sound investment returns are for sale. The first is a well positioned, rustic Transvaal barn-style house near the Dullstroom wetlands and the dam and adjacent to the upmarket Oaklane Estate, as well as being within walking distance of shops and restaurants.

“Set on a spacious stand of just under 2 000 m2 this property is popular with holidaymakers and generates a sound rental income through a return client base. Priced at R1.65 million this is arguably the best buy in Dullstroom,” says Greeff.

Greeff says the second investment opportunity is a well patronised and award-winning, five star organic spa/wellness centre and residence which attracts affluent, discerning clients. There is a good following of guests from Europe, particularly Germany and Sweden. Less than five months after opening in early 2008, the spa won the 2008 Les Nouvelle Esthetiques Unique Spa award in South Africa, says Greeff.

“This is Sub-Saharan Africa’s first dedicated organic spa, and it is becoming well known across Mpumalanga and Gauteng, drawing mid-week and weekend returning clients, who enjoy packages specially designed for various aspects of wellness. Special treatments are also available for children, and business groups enjoy full-day visits to the spa. This is also a perfect setting for modelling shoots and is popular for weddings and other special events. Bookings are generally made up to three months in advance of school holidays and long weekends.”

Situated on a 113ha farm with two dams, this organic spa uses produces its own organic essential oils for use in its treatments. It includes wellness rooms, a heated indoor pool, hydro baths, a flotation pool and residential accommodation on the top two floors, which could be converted to boutique accommodation for guests with spectacular views of the scenic surrounds. There is potential to build further accommodation such as chalets, to cater for increasing demand.

Designed with a minimal environmental footprint and incorporating green and traditional building techniques, the property includes two hectares of pine plantation, irrigated organic lavender and rosemary fields of about two hectares and a cherry plantation, and is also home to 22 blesbuck. The building received a merit award from the Institute of Architects (Mpumalanga) for the sustainable design elements incorporated in the building in October 2009.
