Motivated sellers set to score on Overberg holiday homes

Following a very successful Whale Season, Hermanus is once again abuzz with preparations to welcome holiday visitors to the town says Seeff Hermanus principal, Marius Pieters.

“The town continues to appeal to a wide demographic of buyers. In addition to ongoing activity in the retirement home market, the holiday home market continues to attract mid-market and upper income buyers and investors. The village offers a variety of holiday homes, but buyers looking for luxury seaside homes look to the coastal strip that overlooks Walker Bay, including the suburb of Eastcliff for a home-away-from-home for the holidays.”

He says the town has been very successful in its bid to be a year-round destination that offers a diverse range of activities for young and old. The local population numbers just over 40 000, but this number regularly triples. During the whale and holiday seasons, hundreds more flock to the area and good visitor numbers are expected for this year’s annual summer break. Consequently, he says the town is also of keen interest to investors given its lively tourist appeal and the good, year-round demand for rental accommodation.

“Although it has been business as usual with property deals continuing this year among the local residents, the holiday home market has experienced mixed fortunes. The highest demand has been for well-priced properties, and motivated sellers who understand that it is a buyer’s market have been successful this year. Holiday apartments and homes priced below R2.5 million always find keen buyers, upper income buyers looking for properties along the premiere coastal strip prefer to pay about 20 percent below the listed price. Consequently, sellers who price correctly from the start are the ones that attract the most interest.

“The tourist season also coincides with a spike in buyer activity and owners who hope to sell their properties this summer should pay careful attention to what buyers are prepared to pay.”

One of the properties on Seeff’s books is a double-storey 360 m2, seafront Walker Bay home on a 1 209 m2 stand with a fynbos garden and direct beach access. The architecture is typical coastal vernacular with white external walls, wood panelling and a slate roof, says Seeff agent, Ria Theron.

“The interiors have modernised and the home includes staff accommodation, two store rooms, a garage and security,” says the agent. The price is R12.75m.
