New Paarl residential estate offers French-inspired lifestyle

Set for release in Paarl is Le Parc Residential Estate a new family lifestyle development with units priced from R1.675 million to R3.155m.

The first phase consists of 34 turn-key built homes designed by Malherbe Rust Architects and bespoke interior specialist Niche Interiors.

Paul Neethling of Le Parc Residential Estate says: “Paarl is a very popular area, but the prices of some of the local estates are prohibitive. We identified an opportunity to cater for buyers who wanted excellent amenities at more accessible prices. We believe we have achieved this with Le Parc Residential Estate, which is a high-quality family estate that strikes a balance between exclusivity and affordability.”

He says it has a centrally placed parkland, Le Grande Park, with lifestyle features that include a large, multi-sports grassed oval, a children’s skate park and a bike pump-track, kids’ play areas, outdoor gym stations, a tennis court and picnic areas.

The estate also features orchards, olive groves, vineyards, smaller parks and a 4 km jogging and bike track. The on-site crèche, Le Petit Ami, will be run by an experienced team and caters for up to 150 children.

This phased development will ultimately include a range of about 500 turn-key built homes and sectional title apartments.

The first phase of 34 turn-key homes is set to launch in May. Designed for contemporary living, buyers can choose from six luxurious home styles. Single storey homes will have either two bedrooms, two bathrooms and one garage or three bedrooms, two bathrooms and one garage.

The two-storey homes will have three bedrooms, 2.5 bathrooms and one or two garages; or three bedrooms, two bathrooms and two garages, and range in size from 167,2 m2 to 187,1 m2. These homes are priced from R1.675m to R3.155m, with no transfer duty payable, and only a 5% deposit required.

There are two finishing interior moods created by Niche Bespoke Interiors to choose from: Modern Contemporary encompasses modern silhouettes, a light, crisp palette and a gradation of neutral tones and white accents to create a modern aesthetic; or Modern French, focuses on classic features in a fresh way, with a juxtaposition of light and dark finishes.

Fittings and finishes include Grohe taps, walk-in showers where possible and Swiss-developed Gerberit wall-hung toilets. In the kitchens residents can expect Italian-designed Smeg 90 cm wide freestanding ovens with integrated extractors, and engineered stone countertops. Each home includes laminate and large-format tile flooring, LED lighting, and fibre-to-home connectivity. Some will have sliding glass doors and include braais.

Each home also features a grey water system to help save potable water, and rainwater harvesting measures are also available as an option.

JN Project Management is the appointed development manager and Exeo has already been given the green light to commence with the first phase of civil construction on the estate.
