The demand for secure living in Somerset West is on the rise, with properties on estates accounting for more than a quarter of all residential sales here in the past 12 months, according to Lightstone data.

With just four bespoke homes, the soon-to-be-developed 22 on Mountain meets this need with a security estate offering a contemporary neighbourhood lifestyle, say Pam Golding Properties agents for the area, Leigh-Ann Ogilvie and Thea Albertyn.

The three-bedroom homes are priced at R3.995 million including VAT, and will be carefully positioned to emphasise views of the nearby mountains.

The project is managed by Phase Three Property Development, a firm offering turnkey solutions in architecture, interior design, construction and development. Buyers of homes in 22 on Mountain will have the opportunity to use in-house designers who will create a custom look for each home.

Mabel Botha-Louw and Edelweiss Hankey, Pam Golding Properties agents for Somerset West, say the homes are being built to be energy and water efficient.

Full-length windows and stacking doors will maximise natural light, and allow a seamless flow from the living spaces to the garden. Finishes in the Cape Vernacular-styled homes include wood, concrete and stone. Each erf is about 500m2 in size, with an interior floor size of 210m2, ensuring that the homes have their own space within a peaceful setting.

The 22 on Mountain complex is close to a wide selection of excellent schools and shopping centres and malls including Waterstone Village, The Sanctuary and Somerset Mall. A trip to the beach will take 10 minutes while Cape Town is just a 30-minute drive away.
