New townhouses at Bardale Village are selling like hotcakes

All 60 units in the recently released The Yellowwood townhouse development at De Hoop Bardale Village have been sold – faster than expected, says Cornel Haskins, sales manager for, the marketing agency at Bardale.

And she expects the next phase – The Milkwood – to sell out just as quickly.

“When we were given 60 homes at The Yellowwood to sell, we didn’t realise just how fast they would go,” says Haskins.  “These units sold out within six months, which could be attributed to the very competitive pricing as well as Bardale Village now being seen as a family community, a suburb on its own, and a very good investment opportunity. Bardale Village is seen to have uplifted the community.

“In addition, Bardale has a primary and a high school within easy walking distance of all the homes, as a well as crèche facilities, and is becoming very sought after by young families or those planning for the future.”

At The Yellowwood access controlled complex the 50m2 two-bedroom double storey units were priced from R595 900, each with on-site parking, burglar bars on window frames, solar geysers. The design allows for two bedrooms with a family bathroom upstairs and the kitchen and living area downstairs.

The townhouses offered at The Milkwood are similarly designed, and are just opposite The Yellowwood. This development also has its own perimeter fencing and soon-to-be-installed security cameras. Homes at The Milkwood are priced from R625 900 for 50m2 two bedroom units, with the same finishes and features as in The Yellowwood.

Haskins says these townhouses are very good value for money, and the design has been popular with entry level buyers, many of whom are finding they no longer want to rent and pay off someone else’s bond.

“If you pay a R2 000 deposit – the minimum required by the developer on signing the offer to purchase – and calculate the bond repayments over 20 years, at 11.25%, the monthly repayment is just over R6 540, and R6 060 over 30 years. This is approximately what you would pay in rent for similar units, so it makes sense, to buy rather than rent,” she says.

“To date more than 1 150 homes have been built at Bardale Village, in three phases. The Milkwood is the last of the townhouses in phase three and as the years have gone by, this development has grown from strength to strength. The overall plan envisaged by the developer, to have an all-inclusive community, is coming to fruition,” says Haskins.
