Paarl family estate under construction

The foundations are laid at Le Parc Residential Estate as construction forges ahead.

Homes in Le Parc Residential Estate continue to sell rapidly, and the developer is already planning the third phase of this lifestyle estate in Paarl.

“The first phase of Le Parc was released in May 2018 and is 95% sold out, whereas sales of the second phase hit 75% just 10 weeks after being released,” says Martin van Rooyen of Le Parc Residential Estate.

“The estate caters for families who want to live in a safe and secure environment with a range of lifestyle aspects as well as luxury, well-built homes at reasonable prices. Currently there are no other estates with similar features and benefits at these prices in the greater Paarl region. We have no doubt that homes in Le Parc will be sure to realise excellent capital growth in future.”

Le Parc’s two- and three-bedroom turn-key built homes are priced between R2.24 million and R3.155m, with no transfer duty payable and only a 5% deposit required. Designed by Malherbe Rust Architects there are seven different home styles to choose from, which includes single and double storey options. The single storey homes have two or three bedrooms, two bathrooms and a double garage, while the double storey homes have three bedrooms, two or 2.5 bathrooms and one or two garages.

There are two interior finishing moods created by Niche Bespoke Interiors: modern contemporary, with a light, crisp palette, and modern French, with a focus on classic features. Fittings include Grohe taps, walk-in showers where possible and Geberit wall-hung toilets, Smeg 90 cm wide freestanding ovens with integrated extractors and engineered stone countertops. Each home includes laminate and large format tile flooring, LED lighting, and fibre-to-home connectivity, as well as a grey water system to help save water. Rainwater harvesting measures are also available as an option.

Features of Le Parc include a central parkland and a large, multi-sports grassed oval, a children’s skate park and bike pump-track, kids’ play areas, outdoor gym stations, a tennis court and picnic areas. The estate also features a host of orchards, olive groves, vineyards, smaller parks and a 4 km jogging and bike track. An on-site crèche catering for up to 150 children will be run by an experienced team, and the 24-hour manned and monitored security infrastructure is provided by FANG.

Le Parc Residential Estate development project manager, Jean Nortier, of JN Project Management, says: “Brick Art has been appointed as the building contractor for the first phase of Le Parc, and the building works for the phase one homes are progressing very well. The first nine homes are completed up to ground-floor wall-plate level, and we are starting with the second group of nine foundations this week.

“The main roundabout in front of Le Parc’s entrance is complete with just the asphalt to finish, and the building works for the roads from the gatehouse to and within phase one are also complete up to sub-base level and kerbs.”

Adds Van Rooyen: “Once complete the development will include about 450 turn-key homes and sectional title apartments in all.”
