Rondebosch record price

This three-bedroom Victorian Rondebosch home is for sale through Pam Golding Properties at R8 million.

A Rondebosch house was sold recently for a record price of R8,55 million by Pam Golding Properties.

Pearl Sparks and Robin Midgley sold the house, beating their own previous record of R8 million, achieved in April 2007 for a home in Silwood Road. It is one of many records set in Sparks’ lengthy career of over 50 years as an agent in Rondebosch, and a far cry from the early days of her career, when the record price of R67 000 was achieved in 1976.

The record-breaking five bedroom home stands on a 2 000 m2 erf, and has large reception rooms including a billiard room, and a well-established garden with superb mountain views. It is situated in the most sought-after section of Rondebosch, the so-called Golden Mile, which is bordered by Avenue de Mist, Milner Road, Sandown Road and Campground Road. This pocket is close to leading private and government schools including Bishops, Micklefield, Rondebosch, Rustenburg, Forres and Oakhurst, and is typified by spacious family homes in large, established gardens.

PGP’s area manager for the southern suburbs, Howard Markham, says sales activity in Rondebosch has increased steadily during the summer.

“PGP concluded eight sales worth R34.05 million in the suburb from October to December,” he says. “And with schools opening in January, the interest from family buyers in particular has gained momentum. In fact, Pearl and Robin closed three deals in the four days from January 21 to 24 alone, totalling R18.15 million.”

PGP’s MD for the Western Cape metro region, Laurie Wener, says Rondebosch remains one of the most highly-regarded addresses for Cape Town families, and also appeals to other categories of buyers.

“The suburb is ideal for medical professionals, offering easy access to Groote Schuur Hospital, the Red Cross War Memorial Children’s Hospital, and the private Life Vincent Pallotti hospital in nearby Pinelands. It is also perfect for academics based at the University of Cape Town, or parents of university-going children. And although it is renowned for its large family homes, it also offers plenty of options for those just starting out or scaling down for their later years, from apartments to small and easy-to-maintain cottages and starter homes,” says Wener.

Markham says prices in Rondebosch vary from around R700 000 for a one-bedroom flat, to R1.5 million to R2 million for a cottage or starter home, and larger family homes are available from R3.5 million to R5 million. There are also a handful of luxury and historic homes on the market at R7 million or more.
