Saldanha estate offers secure living for under R2m

Saldanha is a seaside village on the West Coast, in the northernmost corner of Saldanha Bay – the largest and deepest natural bay in South Africa.

This picturesque harbour town is home to a thriving fishing industry as well as gas and oil exploration, and a naval base, and is a mecca of nature and water sport action. The Mediterranean climate with a fairly low annual rainfall makes Saldanha a popular beach resort.

Nestled on the slopes of the village is Welgedaan Secure Estate, offering sea views from a wind-protected haven and a wealth of outdoor adventures right on the doorstep.

The Belgium-based developer of Welgedaan, D2SA Property Developers, has an office in Saldanha Bay. Raf Verlinden of D2SA has a background in business administration, accounting and property development, and his previous developments include homes, apartments and retail space.

Phase one of Welgedaan Secure Estate includes 39 plot and plan homes. Says Verlinden: “Buyers can choose a plot, and then select a home from preapproved architect-designed plans. The architectural style is contemporary West Coast Vernacular, and there is a choice of either single storey homes with two bedrooms, one bathroom and a single garage, or double storey homes with three bedrooms, two bathrooms and a double garage. All of the houses have private gardens with sliding doors onto patios with built-in braais and pergolas, and cement paved driveways. The kitchens include oven and hob. There are two floor plans to choose from for the single storey homes, and six different layouts for the double storey homes.”

The two- and three-bedroom homes range in size from 149 m2 to 152 m2, and the plot sizes range from 220 m2 to 290 m2. The single storey homes range in price from R1.384 million to R1.459m, and the double storey homes are priced from R1.550m to R1.624m.

The gardens include 50 m² of roll-on lawn and two indigenous trees, as well as two flower beds with in-season flower seedlings and/or succulents and irrigation. The estate has a secure central play park with lawns and play equipment for children.

Welgedaan Secure Estate is 150 km from Cape Town, 12 km from the West Coast Private Hospital, 10 km from the West Coast Mall, and 5 km from Curro School Langebaan. Saldanha Bay beach, shops and primary school are also close by.

Security at the estate includes perimeter fencing and gates with access control.

There is plenty to do and see in the area, and the nearby Saldanha Nature Reserve is known for its spectacular display of wildflowers during late winter and spring. Also within close range is the Langebaan Lagoon, a natural water sport haven with sandy beaches and calm waters. This borders the West Coast National Park, and offers several restaurants. Close by too is the Club Mykonos Resort with its casino and ocean yacht marina.

Saldanha Bay is undergoing major growth owing to the R9.65 billion investment in long-term infrastructure projects to increase its ability to serve the offshore oil and gas industry.
