Longlands Country Estate in the Cape Winelands is fast taking shape and the pace of sales reflects the progress of construction.
Pam Golding Properties reports that 30 of the 78 released erven have been sold, all to buyers who intend to make the estate their primary residence. The total sales value now tops R55 million, and developer Francois Smith says the entire east and northeast-facing sections of the development have now sold out – although there are still plenty of attractive erven available.
“Longlands is 7km from Stellenbosch, and will offer a safe modern lifestyle in a tranquil rural setting, with spectacular views of vineyards and the Stellenbosch and Helderberg mountain ranges. The 78 erven range in size from 700 m2 to 1 246 m2, and are priced from R1.49 million to R2.9 million. Although the entire estate is more than 80 ha in size, just 10 ha have been reserved for residential construction, meaning that it will retain its rural character with a low-density built footprint. The remaining land will be reserved for vineyards, dams and open spaces, and there will also be communal facilities including a cricket oval and several children’s play-parks. Buyers must adhere to exacting architectural guidelines, offering a mix of modern and traditional elements that will blend in seamlessly with the natural environment.”
PGP’s area manager for Stellenbosch, Louise Varga, says the construction of internal services at the estate is well ahead of schedule.
“The water and sewerage systems are in place, as well as the communication infrastructure and storm-water drains, and the internal road network has progressed to sub-base level,” she says. “The developer has also confirmed several hi-tech features including fibre-optic telecommunications cables for telephone and security lines, as well as terrestrial and digital television and the internet.
“Longlands will be the first estate in the Western Cape to feature a central online gas system. Buyers are also being attracted by the state-of-the-art security measures, which include infra-red beams and fingerprint technology, as well as a 24-hour manned gatehouse and armed patrols.”
PGP’s MD for the Boland and Overberg regions, Annien Borg, says these security features, along with the open play spaces and tranquil environment, will make the estate an ideal place to raise a family.
“It’s no surprise that a large number of the buyers have included young families,” she says, “although we have also had some more mature buyers who want to retire to the countryside. Virtually all of them are professionals already living in the Western Cape, or have recently relocated to this province.”
