Development of an aerotropolis – a city built around an airport – is taking place near OR Tambo International Airport, the largest and busiest airport in Africa.

The City of Ekurhuleni is undertaking 21 industrial initiatives, all under the banner of the aerotropolis, which will revitalise the manufacturing sector, aviation, transport, and logistics industries linked to the airport. As the aerotropolis grows and prospers, the residents of Ekurhuleni will benefit from the creation of new jobs, the expansion of social infrastructure, and improvement in the standard of living.

The principles of the Ekurhuleni Aerotropolis Master Plan include building strong neighbourhoods that allow people to realise their full potential.

Demand for homes near the airport is continually growing owing to these ambitious plans to boost commerce and industry in the region. Multi Spectrum Property (MSP) is working on helping to meet this need, with nine different developments across Gauteng, all focused on providing quality homes in the affordable price range.

These include two new developments – Gem Grove and Campus View – in Crystal Park, a suburb of Benoni.

MSP’s director of sales and marketing, David Britz, says: “Crystal Park is a well-established and popular family-friendly suburb with the added benefit of its own private school, Prestige College, for pupils from Grades RRR to 9. Both private and public medical assistance are close by – as are shopping malls like East Rand Mall, Lakeside Mall, Daveyton Mall, Carnival Mall and Northmead Mall. The N12, R23, R29 and R51 freeways connect Benoni to other business districts such as Springs, Kempton Park, Germiston and Heidelberg.”

Britz says affordable homes don’t mean sub-standard homes.

“MSP strives to uplift communities, and we have made sure that both Gem Grove and Campus View have an array of options. Gem Grove offers eight different styles of home, ranging from two-bedroom homes with one bathroom priced from R649 900 to three-bedroom homes with one or two bathrooms priced at R709 900 and R749 900. Bigger homes are available according to client needs.”

Features include open plan living spaces, tiled floors and splashback above kitchen cupboards, aluminium window frames, individually walled erfs with pedestrian gates, built-in braais, solar geysers, burglar bars, garage façades with roll-up garage doors and paved driveways, and paved patios with pergolas at the braai areas. There is also a range of optional extras available, from a garage to vanities, bedroom cupboards and built-in oven and hob.

Campus View is across the road from Prestige College, and will be developed in a single phase. It includes 251 Tuscan-style homes, with six different options to choose from, ranging from two-bedroom homes with one bathroom priced from R619 900 to three-bedroom homes with one or two bathrooms priced at R719 900 and R759 900. Again, there are larger homes available according to client needs.

“Both Campus View and Gem Grove are ideally located for families who enjoy outside activities. Carnival City Casino and Entertainment World are about 20 km away, with a range of entertainment options. Sporting facilities include Daveyton Racetrack, Benoni Country Club, Zakhele Mhlambo Sports Field and the Benoni Lake, Daveyton and Ebotsi Golf Clubs.

“These properties are perfect for families starting out or those who are expanding – and are also great options for those buying to live in them or investors looking to rent them out. Our rental arm can assist with this.

MSP offers a four-step solution under the MSP umbrella: First, get pre-approved by MSP Finance; second, choose your area/development; third, meet with an MSP agent, choose your plan, view the exact plot of land, and sign an offer to purchase; and fourth, apply for a bond through MSP Finance.
