Villas Valriche, the luxury residential lifestyle estate in Domaine de Bel Ombre on the south west coast of Mauritius, has recently launched a show villa for potential buyers and owners to view.
The estate was formerly a sugar cane plantation owned by Bel Ombre Sugar Estate, which is controlled by the Rogers Group, one of the largest listed companies on the Mauritius Stock Exchange. The developer is Les Villas de Bel Ombre Ltd, a consortium consisting of the Bel Ombre Sugar Estate and the SecondLIfestyle Group, which has been responsible for a number of South African developments including Simola Golf and Country Estate in Knysna and Pecanwood, Dainfern and La Camargue in Gauteng.
Villas Valriche is close to the Le Morne Peninsula and a 45 minute drive from the airport. It will consist of 288 freehold title villas, set on a hillside in over 200 ha of flourishing grounds, with spectacular views of the Indian Ocean. Residents have access to the Peter Matkovich designed, 18-hole par 72 championship golf course and the 9-hole par 3 course.
Phase one infrastructure commenced in October 2007 and construction of the first villas started in March 2008. All 130 villas in phase one should be completed at the end 2009 or beginning of 2010. Construction of the infrastructure in phase two will overlap phase one and all construction including the villas should be complete by late 2010 to mid 2011.
Selected as a representative example of the villa plots on the estate, Plot 101 offers spectacular views to the south over the second tee of the golf course, club house and Indian Ocean. The elevation of the property provides uninterrupted views from the villa to the west over the bay of St Martin, and to the north over the lakes in the central landscaped bowl towards the mountains and Valriche Nature Reserve.
This plantation-style 470 m2 four bedroom villa has an elevated terrace and an infinity pool in a lush tropical landscaped garden. Finishes include a Balao tongue and groove ceiling and exposed timber rafters, which were hand-built on site by local craftsmen. Italian travertine tiles have been laid inside the villa and non-slip sandstone tiles are used on the veranda and pool patio.
Other features include remote control air conditioning units and plantation-style timber ceiling fans for cooling, and reverse-cycle air conditioning and a gas fireplace with decorative logs for heating. Wide cyclone proof aluminium patio doors provide access to the patio and are protected by solid teak sliding shutters, providing natural ventilation.
Features of the fitted kitchen include imported African teak cabinets, a combination of granite and timber work surfaces, and overhead low voltage lighting supported with under counter workspace lighting. There is also a utility room and service yard with washing up sink and other basic essential services, and a store room for outdoor furniture cushions and parasols.
All four en suite bedrooms have air conditioning, ceiling fans, patio doors and solid teak shutters. The master suite bathroom also has a private courtyard tropical garden and an outdoor shower. The detached guest suite can also be accessed from the villa via this private courtyard. All the woodwork, including the doors, skirtings, sills and window framework, is manufactured in solid African teak by local craftsmen.
