The luxury marina development, Eden Island in the Seychelles, is rapidly takes shape, and more than 200 homes have already been completed.
Pam Golding Properties reports that R75 million (US$10.7 million) in sales were concluded in April, reflecting a marked upturn in new business.
Chris Immelman, MD of the Pam Golding Property group’s international division, says the five apartments, four maisons and two villas sold ranged in price from US$355 000 to US$2.24 million.
“The April sales figure is five times higher than the monthly sales average over the past 12 months. Interest in this major development has increased substantially, and the fact that interested buyers can actually see completed homes and experience the lifestyle and facilities available on Eden Island has helped boost sales. Tangible evidence of the development’s success does much to instil confidence, particularly when many other leisure developments around the world are under pressure.”
Immelman says many new buyers are existing owners wanting to upgrade to larger properties in the development, or family or friends of existing owners. And many of these buyers are South African, so the relatively strong value of the rand continues to have a positive effect on sales to local buyers.
“This kind of word-of-mouth endorsement among buyers reinforces the investment value of the development - in capital growth as well as the potential for income through rentals. Other buyers decide to buy simply because they love the lifestyle so much, particularly once they’ve visited Eden Island and seen what is being created here,” he says.
A number of residents have already taken occupation on the island, and two private beaches are complete with a third under construction. There is also a functional clubhouse with a gym and a swimming pool, two restaurants and a delicatessen.
On Eden Island temperatures range between 26 and 32 degrees Celsius all year round, and it’s also an excellent base from which to explore the rest of the Seychelles islands, says Immelman.
