At current prices Montagu could be the ideal getaway and retirement town

There is growing demand for getaway and retirement properties in the rural districts of the Western Cape – and Montagu is one of the most attractive options, according to Andre van Niekerk, the Rawson Property Group’s co-franchisee with Johanna van Wyk for Robertson, Worcester and associated areas.

“All the indicators point to a steadily growing interest in these types of property and it is noteworthy that a steadily increasing number of these are coming from Gauteng, Free State, KwaZulu-Natal and even the Northern Cape and Limpopo,” says van Wyk.

“Montagu is particularly appealing to buyers because it has a quiet historic ambience with Victorian homes and Karoo cottages - usually with mono pitched or flat roofs, white walls and parapets,” says Heather le Roux, Rawson’s fulltime resident agent in Montagu.

“The town is almost encircled by mountains that offer walking trails, abseiling and rock climbing. In addition, Montagu has an exceptionally healthy and bracing climate with hot summers and temperate winters in which temperatures can plummet at night. However, by Cape Peninsula standards, the rainfall is limited, seldom being more than 200 mm a year.”

Van Wyk says that Montagu is now the gateway to Route 62, a recognised grade one tourist route which each year attracts more and more visitors.

She says property prices have been quite stable for several years. There are 1 700 freehold and 60 sectional title units in Montagu and at any given stage about 5 percent of these will be up for sale. The Rawson group, although fairly new to the area, has 30 to 40 properties for sale, including a few smallholdings and farms.

“By far the strongest demand is for homes in the R500 000 to R1.4 million bracket. Smallholdings, for which there is always a strong demand, can also be had for up to R4m. In this particular price range, too, there is now a shortage of stock and any correctly priced home will sell in about three to four weeks.

“Buyers who choose to rent out their properties will get about R4 000 a month for a typical family home, but we expect to charge as much as R7 000 to R8 000 in the year ahead for some of the more luxurious, well maintained central town properties which will be coming up for rent.”

Van Wyk believes the steadily increasing number of enquiries must inevitably start causing price rises.

“Although this isn’t happening at the moment, I believe these are inevitable in the next two to three years,” says van Wyk.
