Constantia homes are good investments

In a recent review of Constantia home prices it is reported that since 2003 average homes have escalated in price by close on 90%, but those in certain security estates more than doubled their value.

There is greater demand, so the number of sales have improved but prices have not yet risen noticeably, says Graham Leslie, MD of Greeff Properties.

However, he expects they will rise by 8% to 10% this year as interest rates are down, banks free up more funding and the economy is expected to grow by 2,9%.

“Constantia properties usually do not feel the impact of downturns in the same way as less prestigious areas,” he says. “A buy here is as sound a proposition one can get.

“Many of our buyers don’t need bonds to secure the deal. Sales in Constantia since January have been good, and by the end of April we had already notched up over R140 million sales in the area.

Greeff Properties is marketing a four-bedroom Georgian-style home in Constantia at R15,5 million. The design of the house, says agent Cheryl Teubes, makes it possible to convert the study and third garage into a separate cottage.
