Final phase of Avenida launched at Burgundy Estate

The third and final phase of Avenida, a secure development being undertaken by the Rabie Property Group in Burgundy Estate, was launched on July 29 and 30.

Phase three of Avenida will comprise 63 apartments, predominantly with two bedrooms but with a handful of one-bedroom units. One bedroom apartments are priced from R990 000 and two-bedroom units from R1.17 million including VAT.

The launch of the final phase follows the near sell-out of the first two phases of the development where only 10 of 120 units remain to be sold.

Apartments vary in size from 63 m2 to 82 m2. Half of the units will be north facing and the other half will have views of Table Mountain.

Generous parking is offered on the ratio of one bay a bedroom with plenty of secure visitor bays also provided as well as some garages.

When fully developed, Avenida will comprise a total of 183 apartments and eight townhouses and will have wide open spaces with a number of pocket parks and landscaping, as well as a host of other communal facilities including a swimming pool and a clubhouse, braai facilities and a children’s play area. Designed by award winning architects, Boogertman & Partners, the R240m development will be fully walled with access control and electric fencing along Tygerberg Valley Road.

The apartments will be built in a cluster of three storey buildings. All homes will have Fibre to The Home providing residents with high speed internet connectivity and the top floor apartments will also have private braai facilities.

Brian Usher of Property World, the exclusive on-site agency, says the first two phases had proven extremely popular with investors and owner occupiers.

“The fact that Rabie’s developments are larger than previous projects has bought an economy of scale enabling them to provide a range of amenities which smaller developments were unable to and yet still keeping prices affordable.”

Project manager, Greg Jenkins, says, as with Rabie’s other developments at Burgundy, a stone clad entrance will provide a strong sense of arrival at Avenida.

He says construction of phase three of Avenida is due to start in August with completion scheduled for a year later.

Avenida is the fourth development to be undertaken at Burgundy Estate by Rabie.

The first was Vermont, comprising 190 one, two and three bedroom apartments which has been acquired in its entirety by a private investor for rental stock.

Vermont was followed by Zarina, a development of 181 apartments and townhouses of which all but three townhouses remain to be sold. Zarina is due for completion in September.

The third development being undertaken by Rabie at Burgundy is Springfield where 51 of 68 freestanding homes have already been sold. Springfield is due for completion in phases between August and December.
