Gautrain stations influence choice of business location

Isando Business Park is next to the new Gautrain Rhodesfield Station.

With traffic congestion and access to key transport routes playing an increasing role in choice of business locations, the progress in construction of the Gautrain stations is viewed with considerable interest by businesses that want to relocate or lease business premises, says David Reid, manager for JHI’s broker services in Gauteng.

“Also, because we are just beginning to see a recovery in the economy, the business sector remains focused on achieving optimum value for money. However this need not necessarily be at the expense of quality or a convenient, good location.

“There is some prime office space available at highly competitive rates, in arguably one of the most convenient locations to be had, in Isando Business Park in Kempton Park – adjacent to Rhodesfield Gautrain Station, which is expected to be operational in June 2010, and just three kilometres from OR Tambo International Airport. The office park also affords easy access to major traffic networks, including the R24, via access points at Barbara and Griffiths Roads. In addition, negotiations are under way to secure direct access to Isando Business Park from Rhodesfield Station.

“Being strategically located, and a fully-fledged, brand new Gautrain Station, Rhodesfield Station will have a marked and positive impact on commuters from a far-reaching catchment area, as it now makes areas such as Airport Industria – which includes Isando – much more accessible with a greatly reduced travel time. For example, people living in Midrand and working in Isando Business Park would have a 20 minute train trip, compared with a one-hour journey by road,” says Reid.

JHI is marketing office accommodation in Isando Business Park which leasing and sales broker Lee Greyvenstein says, are comparable if not better than sought after office parks in Bedfordview, Brumer, Parktown and Rosebank, and Brooklyn in Pretoria, yet at about a third of the rental rate.

“A well-established and secure business park like this in a pleasant, park-like environment, and with abundant parking, appeals to employees and employers such as existing tenant, OneTime Airlines. Other businesses in this area include freight, courier and distribution companies, as well as a host of others, making this location attractive for businesses providing services or products to these sectors,” he says.

Unit sizes range from 800-1 500 m2. B Plus office accommodation is available at R40/m2 and warehousing at R35/m2, with parking extra at R180 a month per bay.

Greyvenstein says in other comparable office parks rates range from R90-R120 a square metre. However, at Isando Business Park tenant installations are negotiable and interiors can be upgraded to A grade finishes to suit tenant preferences – included in the package for those committing to leases of five years or more.
