A new 54-unit sectional title development has been launched in Hout Bay, and Pam Golding Properties has been appointed the market the complex.
PGP’s MD for the Western Cape metro region, Laurie Wener, says the launch of Junction Bay is a sign of positive sentiment returning to the property market, after a long period of minimal development activity.
“When developers enter the market with new projects again, we know there is light at the end of the tunnel,” she says. “This particular development will offer a welcome addition to the sought-after Hout Bay lifestyle, with an ideal central location and excellent security. We expect it to be very popular with young professionals and married couples in particular, as well as those seeking lock-up-and-go homes.”
Junction Bay will be situated on just under an acre of ground, overlooking the valley and the Disa River wetlands. The three-storey building will consist of 54 apartments, ranging in size from 48 m2 to 104 m2, excluding balconies. Three one-bedroom units will be available and the rest will have either two or three bedrooms. Buyers will also have the option of dropping the third bedroom in favour of additional living space.
Prices will range from R795 000 to R2.325 million, including VAT and with no transfer duties applicable. Ground floor units will have their own private patios and gardens, with the option of installing a private pool or spa, and the top-floor units will all have mezzanine levels and floor-to-ceiling windows, to maximise the natural light and the wetland views. The development will also have a communal swimming pool and a clubhouse with room for sports enthusiasts to store their kayaks. The upper floors will be serviced by communal lifts and security features will include electric perimeter fencing, individual alarm systems and a concierge service.
PGP’s area principal for Hout Bay, Patrick Maingard, says the developer, Monarc Developments, has developed some of Cape Town’s most successful developments including Boshof Estate in Fernwood and The Breakers, also in Hout Bay.
Maingard says Junction Bay is within walking distance of a number of shops, restaurants and medical facilities, and within easy reach of the area’s scenic attractions, including Chapman’s Peak Drive.
