There have been 25 registered sales of homes costing more than R65-million in the Noordhoek Valley in the last 12 months, says Gerlinde Moser of RE/MAX Living.
The Noordhoek Valley is bordered in the north by Chapman’s Peak, Noordhoek Ridge and the sweep of mountains that make up the Steenberg Plateau towards Muizenberg, all of which form a natural amphitheatre.
“Demand for entry level homes in the area is steady, although there are not many entry level homes or apartments available in Noordhoek.
She says the general property market statistics for the entire valley, including Fish Hoek, show an increase 8,4% in the first five months of the year, where 34 units were sold at an average price of R1,544-million compared to the whole of 2009 where 161 units were sold for an average price of R1,425-million.
Moser says a 55m2 to 60m2 flat in Noordhoek will cost around R600 000 and a two-bedroom, one-bathroom cluster home in a secure environment will sell for around R800 000. The average price for a Fish Hoek home this year has been approximately R1,327-million, and Belvedere and the larger grounds in Noordhoek have fetched, on average, R4,315-million in 2010.
At the De Goede Hoop Estate in Noordhoek, Lavenhof, one of the 46 two hectare estates, is for sale through RE/MAX Living at R25 million.
“Lavenhof cannot be compared to any homes included in the above statistics,” says Moser. “Aside from the fact that it is one of a few exclusive homes in the De Goede Hoop Estate, the manor house was recently sold for just under R214-million, although this price may well have included the 19 adjacent vacant properties. In addition, there are three properties, including Lavenhof, for R25-million at present.”
She says this 900m2 home has eight bedrooms and five bathrooms and features include a swimming pool, a gazebo, a sauna, a Jacuzzi, a pool room and a changing room. The property also has two cottages, four garages, and 24-hour monitored security within the perimeter fencing.
Moser says buyers could also negotiate to acquire the property with all the contents, which include a library collection and many artworks, as well as some cars.
