Six smallholdings for sale at Stellenbosch estate

Of the nine properties on the 48 ha Slaley Estate near Stellenbosch, three properties with showhouses and three plots without buildings are still available for sale.

Developer Johann Buitendag says the others have found ready takers including American and Dutch buyers. The estate is being marketed by Greeff Properties.

The properties still for sale are priced from R6.4 million for a vacant plot. Those with showhouses range in price from R9,2 to R13,5 million. These prices include 780m², 820m² or 1 000m² houses on a 4 000m² designated area. If buyers opt to build for themselves (buying a plot at R6,4 million) they are still required to conform to the prescribed design guides, which specify features like earth coloured walls and interiors, charcoal Chromadeck roofs, fireplaces, wraparound stoeps and a modern farmhouse style. Prime Lifestyle Developments has its own construction team on site for those who choose to make use of them.

The Slaley Estate is 10 minutes drive from Stellenbosch, 15 minutes from Paarl and 25 minutes from Cape Town, says Mike Greeff, chief executive of Greeff Properties.

“Many homes have views of Table Mountain, the Simonsberg and/or overlook the two farm dams. Slaley is flanked by or close to the well known wine farms Muratie, Delheim and Kanonkop. About 60% of the Slaley land is planted with vines or olives and owners enjoy annual free quotas of 24 cases of wine and access to the farm’s olive oil.”

“Substantial numbers of small game and birds live on the estate, which is encircled by palisade and electrified fencing and has guards at the entrance gate and on patrol,” says Buitendag. “Slaley was subdivided into nine own title farms in 1953, and changes in legislation since then have prevented any subdivision of agricultural land into plots smaller than 35 ha.”

Struan Buchanan, Slaley’s marketing consultant, says that independent property valuer, Johan Kloppers, estimated the value of certain Slaley properties to be on average R1,5 million to R2 million higher than the prices asked.
