Cape-based Rawson Properties’ North Riding franchise is launching 12 two bedroom and 22 three bedroom apartments in a new sectional title boutique security village in North Riding, Johannesburg.
The developer is the Sizwe Trust, which has developed regularly in the area and which carries no bond on the site.
Taryn Cilliers, franchise principal for Rawson North Riding, says the new development, Blandford Mews is on a 6 500m² site 10km north west of the Johannesburg CBD and is easily accessed from the N1 and R28 highways. It is almost within walking distance of the Coca Cola Dome and Northgate Mall and conveniently close to the Olivedale Clinic, Fourways, Rivonia, Randburg and Sandton.
Cilliers says Sizwe is able to develop on this site at about R6 000/m² which is half the going rate for new projects in the Greater Johannesburg area at present.
“At Blandford Mews, buyers will be able to get a 120m² apartment from R689 000 and 157m² three bedroom units from R879 000. Units of this type can rent out at R5 800 a month – and there is a strong tenant demand for such homes. Levies will be R800 a month, a 20 to 30% drop on the going rate in this area,” says Cilliers.
Buyers will have the options of solar heating, gas and electric hobs. The units will have open plan living and dining-kitchen areas, roof patios and private gardens for the ground floor units. One of the bedrooms will be en suite and the kitchens will have breakfast nooks. Two bedroom units will have single garages and three bedroom units will have double lockup garages. The facebrick units will have aluminium window frames.
The project will have a communal lapa/braai area and a large swimming pool and will be surrounded by security fencing with only one entrance.
“Blandford Mews designs are reminiscent of the Edwardian and pre-war era when space was not at a premium and buyers opted for a traditional English style with quality features, tiled pitched roofs and open plan interiors,” says Cilliers.
Cilliers predicts that all the units will be sold before winter ends and that within 12 months of the project being completed these apartments will have increased in value by 7%.
